RENTAL REQUIREMENTS AND GUIDELINES

Please carefully review the following guidelines before submitting your application.

Application Requirements:

-Each adult (18+) must complete a separate application in full.

- We accept Cash Payments made via Walgreens, CVS and Casey's General Store.

-A non-refundable $80 processing fee is required per application once processed.

-Valid government-issued ID and Social Security card are required.

-Net combined household income must be at least 2.5 times the monthly rent.

-Renter’s insurance is required with a minimum of $250,000 in liability coverage, including an endorsement for water backup & overflow.

-If you do not have your own policy, you will automatically be enrolled in our coverage at $15/month. Please note: This only protects the Owner, this does not protect your personal belongings. 

-A $66.99/month Resident Benefit Package is required. This package includes additional services and protections to enhance your rental experience.

-Applicants must view the property in person prior to lease approval.

-Employed applicants must submit pay stubs for the last two months.

Tenant Support and Services

📑 If Self Employed

Submit Schedule 1040 of last 2 years Federal tax returns + 6-month Profit & Loss (P&L) statement.

💵 Other Sources of Income

Submit award letters for other income (SSI, housing voucher, retirement, new employment) and proof of deposit with bank statements, if applicable.

🏠 Rental or Mortgage History

All rental verification must be in writing. All landlords will be contacted.

  • References unverified if landlord doesn’t respond within 5 business days.
  • Evictions in the last 7 years or serious defaults (late payments, NSF checks, noise complaints) are grounds for denial.

Pet Policy

  • Not all properties accept pets.
  • Where pets are allowed: $300 non-refundable fee + $30/month.
  • Service animals exempt with proper documentation.
  • If approved, pets must be listed on your renter’s insurance.

Move-In Checklist

Once approved, your manager will guide you through leasing and onboarding. Key steps include:

  • Lease execution & deposit payment
  • Review of the Tenant Handbook
  • Utility connections (electric, water, sewer, trash)
  • First month’s rent & all deposits
  • Inspection & orientation
  • Keys on authorized move-in day
  • Emergency contact procedures

Utilities & Payments

Utility contacts:

  • Electricity (GRU): 352-334-3434 (call 24 hrs before move-in)
  • Water/Sewer/Trash: Contact your city office 24 hrs prior

Rent is due on the 1st. Pay by cashier’s check, money order (to “Anchor House”), or via the tenant portal. Late fees apply ON the 5th per lease terms.

Tenant Responsibilities

  • Yard care (if specified): watering, minor trimming, weeding
  • Replace batteries in smoke/CO detectors as needed
  • Replace accessible bulbs/tubes (≤60w)
  • Keep dryer/house vents clean (inside & out)
  • Pest control coordination (contact office for details)
  • Clean interior/exterior windows
  • Maintain indoor temp ~78°F to prevent mold/mildew
  • Maintain water softener/purification systems if applicable
  • Clear stoppages due to misuse; dispose properly (no wipes/diapers/etc.)
  • Pay rent & charges per lease and addenda
